Flooded Basement

Anyone who has come home or walked down into a flooded basement knows the immediate dread and fear that comes with it.  Flooding is one of the most common and destructive hazards to homes.  Severe storms bring heavy rainfall which can lead to many different sources of flooding:

  • Creeks or rivers overflowing onto land
  • Homes constructed in low-lying, flood prone areas
  • Cracks in the basement walls or foundation
  • Sump pump failure or power loss
  • Blocked Sanitary or Stormwater Pipes/Connections

The following are a few basic steps that should be considered to help reduce the risk of flooding in your home.

Before

Severe weather events are continuing to become more and more frequent each year.  Repairs due to water damage can be very expensive.  Your home needs to be protected. 

  • Regularly check your sump pump, especially during severe rainfall
  • Make sure your down spout is extended at least 4ft away from the foundation
  • Create an up to date inventory of all your belongings and assets

After

If you find that your basement has flooded immediately contact your broker to get the claim process started!

  • Move Any Undamaged Items to An Elevated Surface
  • Take Lots of Photos
  • Fans & Dehumidifiers Can Be Used, But Do Not Apply Heat

If it is safe to do so, make every effort to get the standing water out.  The damage can create an odor that if it becomes unbearable, you can safely remove debris and damaged property.  These items should be moved into a well ventilated area.  If weather permits, outside is best for about 48 hours.  After this time any items that remain wet can start to develop mold and mildew.

After all the items have been removed, if there is carpeting it should be taken out as soon as possible.  Carpet can prevent the flooring underneath from drying out completely.  Consult your broker or a restoration company to ensure this is done properly.

Once the water has been removed you will need to wait several days before any repairs take place.  If there are any windows and doors keep them open, weather permitting, to improve circulation and drying time.  Drywall and insulation may remain wet and need to be removed as well to prevent mold from spreading.

  • Avoid Pouring Fats & Oils Down the Drain
  • Store Valuables at an Elevated Space
  • Maintain Eavestrough & Downspouts
  • Install a Backup Battery for the Sump Pump

Small cracks in the foundation and windows can lead to costly damage as the weather warms up.  Incorrect grading around your property can encourage water to be directed towards your home during this time.  Flood alarms, waterproof containers and window wells can also be added to your flood prevention strategy.
